Affordable flats are houses that are considered affordable to those with a median household income or below as rated by the national government or a local government by a recognized housing affordability index. Affordable housing is a great opportunity full of benefits for both user and investor. The demand for affordability is rising through the years. Affordability is a measure to help B40 group to maintain and sustain a steady lifestyle. However, there are many issues regarding the affordability scheme due to inflation of prices and loan policies. In Malaysia there are many housing agencies dedicating their efforts to provide schemes that solves the issues of affordability. This design proposes an alternative solution to the problem of affordability as an approach of secondary income scheme to the residents of B40 group through collaboration of private and public sector.
The strategies implemented in the design consists of two main ideas. Firstly, the mixed development approach is a solution for achieving self-sustaining community. Having all the needs of the residents in one place. Limiting the time needed to run errands and getting the daily consumer supplies. Mixing income groups of M40 and B40 to create a healthy social environment and to increase the value of the property in the future. Secondly, incorporating a secondary income scheme to help the B40 earn extra income through having independent income opportunities by selling their crafts, food, vegetables and herbs at the community areas which is open to the public. Another option for the residents to earn secondary income is by providing diversity of jobs through collaborating with private businesses to achieve the needs of the consumer, such as, day care, grocer, elderly care, food providers, convenient stores, DIY stores, etc.
In conclusion, the building provides apartments with stalls as an accessory parcel targeting the working families and young entrepreneurs. at the same time, the building creates community outreach programs such as adopt a tree, time bank for the elderly and supporting local products made by small businesses. driving communities towards a bigger picture which is to have a community that support each other and encourage local economic growth. As the building host many different talents, it also provides a collaborative scheme with private investment opportunities to create diversity of work options and to keep consumers flowing towards the development. Furthermore, the welfare and bond between the individuals of the community are important. The building also provides community areas and social areas for the residents to interact.
